Hey everybody, I'm just another rookie. I'm looking into real estate because I don't want to sit at a desk 40 hours a week earning someone else money. I also like the idea of being able to leverage banks' money into an investment rather than throwing all of mine into some kind of retirement account and relying on interest for any real growth (not that that's not feasible, just not for me). I am currently renting my home with 2 roommates (cheap as hell!) and fixing/flipping cars to get a few thousand dollars for a downpayment on a home. I'm most interested in starting with a owner occupied duplex and putting the money I spend now on rent into improving that home and finding the next one. My current lease is up in August so I don't think I'll be able to move that soon but my goal, here in writing, is to own a home by 5/11/17. Looking forward to learning as much as possible around here in the next year and the years to come!

For my property in Duluth, the tenants are responsible for all utilities and lawn/snow care.  The yard isn't too large and I provide a lawnmower.  Regarding snow care, they aren't the best at keeping it up, but luckily I don't have a sidewalk in front of the home, so the city doesn't really care if they don't clean up the snow well.  It has a driveway and 1 car garage, but the tenants primarily park on the street.
