I'm a new investor and trying to do my homework and decrease my learning curve. Can anyone recommend any wholesalers or bird dogs in San Antonio? Also, is it reasonable for a wholesaler to hope for a 9k profit on a property he purchased for 39k with an ARV of 78K?

Chuck

If you guys want to email me I'll try to set something up for early May. I'm a new investor on a huge learning curve.

I'm still researching some learning opportunities as a new real estate investor. I attended a Lifestyles Unlimited meeting and found it interesting...would welcome your thoughts. I also came upon a web page froma Tony Zavala offering personal, in the field, real estate investing mentoring in San Antonio. Does anyone have any experience with him or his group?

Thanks

I'm a new investor and am getting ready to lease out my first property. Texas has a standard lease. My question is how do I add, or can I add additional items to the lease? As an example, I want to meet all tenants that will be occupying the space, cars parked in the driveway or in front of the house only, etc. Do I have an attachment to the standard lease or actually insert them into the lease form? Also, things like the list of repair costs for items damaged by tenants. I'm on a bug learning curve, any help would be appreciated.

Thanks

Thanks Jon,

I'm planning on going to one of their "orientations" next week. I've apprecoate the insight...wish there was another learning option for SA.

Hi Everyone,

I like the idea of getting together and see what we can do. Cody, I've heard of Montelegro but also heard he ran into some financial difficulties. If you still have his card laying around it would be great if you could share that info with us.

There are lots of places we could meet in SA if people are interested. I know the Lifestyles program is active...I always like an option:)

I'll be glad to help coordinate the get together or whatever I can do to help. I'm a newer investor and would welcome the knowledge that getting together would bring.

Thanks,

Chuck

Great comments. I would only add that a 1 to 10 solution of bleach and water will suffice. Also, when using a respirator make sure it offers the right protection. A HEPA filter by itself won't protect you from bleach fumes..only particulates. A combination HEPA/Acid gas may be more appropriate.
