Thanks

I understand that the "gold standard" is to ensure every contractor has liability and worker's comp insurance and that I have renovator's insurance on the rehab property.

That being said, what are your thoughts on ensuring the contractor has worker's comp...but states his people will sign contractor liability waiver forms provided by me regarding liability insurance as he can't afford to give them insurance?

I understand that a shrewd lawyer, even with the liability form, could have at you...

Have you folks done this?

Thanks

I've been fortunate to talk with quite a few investors from this site and I often hear that it's not unusual for them to place 4 to 5 bids on houses in a month. Here's my question; if you give 1k, or even $500 earnest money with each bid aren't you tying that money up for a month...if the offer falls through don't you have to wait 30 days to get it refunded? Is there another way of doing this that I don't know about (and I know there is a lot!).

Thanks

Thanks to everyone for sharing their insight and advice. I'm a new investor and this site is of great help to me. I've read a lot about success stories...I was wondering if anyone would like to share the mistakes they made and what they learned from them? I'm not so much interested in generic issues but I'd really like to hear about specific issues.

Thanks

I'm looking at putting a bid on a house that that has a small crack in the foundation. I want to call a foundation repair company to look at it before I jump to conclusions.

About what can I expect to spend for them to test to see if it's significant or otherwise?

Thanks

Thanks for the input Mark and Danny...appreciate it.

Amorcitos at 12 on the 7th sounds great for me. Hopefully we'll get some more interest in the interim.

Bryan,

I'm also in San Antonio. Would you be kind enough to share the names of those folks with me also? Wholesalers too if you might know of any.

Thanks
