I've learned a lot from this thread. I was wondering, what are the limits you guys are generally going with along with deductible amounts. I know everything depends on personal circumstances but let's say the property is worth 104k...90% financed....insofar as liability and hazard insurance what is a good rule of thumb? Each agent I've talked with has given me different figures?

I'm getting the same feedback from others espousing firms such as Guidant, Entrust, etc., but it's pretty much all anecdotal....looking for hard figures and specifics regarding comparison of providers.

I've begun researching companies that handle checkbook LLC IRAs and I received some info from the Security Trust Company stating they will charge a 2k set up fee which includes setting up the LLC and handle all other costs for an annual fee of .98. They advise there are no other costs.

Does anyone have any experience with the company or care to share your thoughts?

Are you also getting your mailing lists from them? If not, can you share where you get them. I looked at their screening options... I'm looking for absentee property owners and those property owners who have greater than 50% equity in their homes... which clicktomail doesn't have.

Thanks Brian...just what I'm looking for. The best price I have been able to get here in San Antonio is $675 for 1000 postcards.

I realize a whole bunch of variables are involved here (location, experience, market, etc.) but I was wondering what kind of success rate numbers you folks are finding with bandit signs? As an example, a colleague of mine uses a mailing list from a marketer....he finds that on average, for every 1000 letters he sends he gets 35 responses....of those 35 responses 1 results in a deal.

How is it working with your bandit signs?
