@Paul Cattin does the broker normally also wants a % if tenant renew?  We are in the same situation and this broker wants 6% of new lease, and 2% if the new client renew, and wants us to sign exclusive agreement.  We are newbies and in Texas. Thanks!

@Rachel Foster back then my agent did contact the applican't employer using the phone number she provided.  But now I think that must be a fake person that tenant used.  I am receiving new applicants now and the husband works for Fidelity, the wife works for a hospital.  They both provide their managers work phone number.  I am trying to find their work place HR department phone numbers instead of using the numbers people provide, to be sure.  But heard that for big employer it will be hard to get through to HR to talk about people employment.  Is this true?  Thanks.
