Would it be beneficial to already have a cash buyers list before putting a property under contract with a seller?

It's always good to have cash buyers before doing anything. It's like working out, you don't want to have an uneven body, right? Big upper body with skinny legs. It's good to have strong legs to support a large upper body. Same goes with having a buyers list.

Buyers will tell you what they are looking for before you even have a property and tell you how much they would pay. If you are like me, you can have properties sold before you even have them under contract.
