@Stephen R. Categorizing “good” areas is subjective and varies a lot from investor to investor, of course, but if you have any particular properties in mind I’d be happy to give you my opinion on if I would consider it an A, B, or C area and provide any additional insight I can. I’m a local Real Estate Investor and Broker here in Clarksville and definitely have strong opinions based on my experience as to what areas tend to have better or worse vacancy rates, appreciation, etc. Feel free to shoot me a colleague request/private message if I can help.

@Mandy Ellett There are a lot of great agents in Clarksville but, as you probably know, the vast majority of them have no clue how to properly serve an investor. It's easy for an agent to open doors for retail buyers. It's a different animal for an agent to receive minimum investment criteria from an investor and have the insight, local knowledge, and investment experience to find that investor what they are looking for. (:

I would recommend getting on the phone and interviewing a minimum of 2-3 agents to grill them on their knowledge (both in general local real estate practices as well as investing), determine what they specialize in, and also to ensure your personalities gel. 

All of that being said, I own and operate a brokerage here in Clarksville and focus on working with multifamily buy and hold investors. I'd be happy to chat with you sometime, just shoot me a message. I am currently working on the acquisition and development of land at two locations where we will be offering new construction quads (fourplexes) in the Rossview and Tiny Town/West Creek areas of Clarksville if you'd like to learn more about those.

@Hilliard Ladd Welcome to BP! I agree with @Rylan Kean that there are definitely opportunities in the Clarksville / Ft. Campbell area. I feel that a lot of them are just found off-market. Hope to see you at the meet up Rylan set up!

@Rylan Kean I'm in! There is one held every third Thursday of the month (Google REI meeting Clarksville TN and you'll see it). I haven't attended one yet but plan to make it to their August Meet Up.

@Fritz Liedtke in reference to what @Account Closed said, I would definitely do my homework and ask if a particular PM company marks up their maintenance, what their process for walkthroughs are, if they provide videos of the inspections, and anything else you can think of to be as thorough as possible on the front end. That extra work up front will save you a lot of heartache in the long run.

@Anthony Martin I've done my homework on developing and understand it but haven't been through the process personally on my own. To date I've let a developer/builder I work with handle that side of it. I'm working on getting involved in that side a little more through a partnership with the aforementioned developer/builder on these quads. I may be able to provide insight with any particular questions you may have but the developing side is honestly a bit out of my wheelhouse and a little intimidating so that's why I plan to partner on it.

Welcome to BP Fritz! I run a property management division in my brokerage, Cory Real Estate Services, here in Clarksville. I'd love to discuss our services with you and see if we would be a good fit working together. I'll send you a private message in a minute. I am also an active investor in town. Personally, I feel that out of all the deals I analyze that I typically can get the best returns on multifamily properties but of course it just comes down to the numbers. I'm also working on building some quads in the area and actively looking for land to develop and build more. Some to keep and some to sell along with a builder/developer I work with regularly.
