@Nathan McQueen I would request that your property manager so a fresh rental analysis to ensure you are priced appropriately. We typically see our SFRs renting out in an average of 24 days (unless we are marketing 60+ days from when it will be vacant). If we see a property go over 30 days on the market (which is rare in the last 18 months or so in this market) then we call that owner to discuss a price reduction. My suspicion is that you are overpriced if your listing has quality pictures, marketing exposure on all of the “big” websites, and the overall condition is average or better. I would recommend looking further into these things if you haven’t just to be sure you are positioned appropriately.
As far as incentives go, we haven’t seen the need to offer any in over 18 months but I like @Mary M.’s suggestion of applying any discount to the second month’s rent. The caveat to that being that if it is still vacant in December I would probably apply it to that month just because people always wanna save cash where they can during the holiday season.

Mark Boles is a great guy! I also use Jacob Mathis for a lot of my brokerage's legal needs from letters that need to be issued to individuals we are having issues with, document review, evictions, etc. (I tried to input his contact info but it blocked the post.
