Hey @Adam Lowe , There is a meetup the third Thursday of each month. The next one is this Thursday, April 19th - https://www.meetup.com/ClarksvilleRealEstate/. I've been to a few of these and I've had mixed feelings about them. However, it may be a good place to start.

@Luke Carl There is a lot in Clarksville right next door to where we have Bryce's quad being built on Big Sky Dr. (Across from Tennova) that we can build 20 units (5 quads). Price, without any seller-paid closing costs, would be approximately $1,800,750 with rents at $895-$925. Let me know if I can get you any more info.

@Waylen Herdman I'm not sure that there are particular zip codes you should focus on in Clarksville as every one of our zip codes has good and bad areas, in my opinion. Of course, everybody's determination of "good" and "bad" areas/properties is subjective and will vary. If you come across a particular property you are interested in (or would like a list or to be set up on auto-notify alerts) and want my opinion on if it is an A, B, or C area I'd be happy to help.
When I'm working with an investor or doing research for my own investing I look at every property on an individual basis paying attention to proximity to employment for whatever the target tenant base is. e.g. Military/Contractors at Ft. Campbell, APSU, companies located in the Industrial Park, Tennova, etc. I also like properties located conveniently to Wilma Rudolph Blvd., Tiny Town Rd., or Madison St. as those are main roads for shopping and restaurants.
One last suggestion would be to cross-check any address you are interested in against the crime data. I like to use CrimeReports.com.

@Eric L. I think it really comes down to where you want to go with this thing, big picture wise. My suggestion would be to get your real estate license and pull a 25% referral fee (or whatever is agreeable to an agent/broker) off of these leads to start generating some revenue. Once you prove the concept, refine your systems, gain traction with website traffic, etc. then you could pivot and build it into a lead gen source where you sell the leads off to agents and/or sell services to them such as the ability to post listings, place banner ads, etc.
I like the concept. Keep me posted on your progress!

Allstate - The Morford Agency always takes good care of me. I cross-check their prices and coverage every couple of years and I can't find anybody that beats them when bundled.
