@Michael Cohen out of curiosity, if someone wants to do a VA Loan with a 30 day close but discloses to their lender that they have orders to PCS, let's say in 60 days, is it permissible for a lender to move forward with the loan?

We would need purchase price and rent amounts to give an educated opinion. The bottom line is always what the numbers look like and if, based on your research, are comfortable with the market. 

Another consideration is that if you plan to use your VA Loan you will need to intend to occupy the property. If you have orders to PCS or ETS then that could pose a problem for a lender.

Does anyone have recommendations for a commercial lender that serves TN? I'm considering building a 5-12 unit building. 

Are there any tips you can give on things to look out for when dealing with a commercial lender?

I have quite a bit of experience in residential lending through personal purchases (I've stuck with 4-unit buildings and under in the past) as well as through assisting countless clients through the process over the years but wanted to get the BP community's perspective on the commercial side prior to reaching out to a lender.

Hey Everyone!

I'm an investor, real estate broker, and property manager in Clarksville, TN. I've been on BP for a little while now but after the past two months or so of reading a ton of their blogs and listening to countless podcasts, I've had my passion for REI reignited. That being said I am getting aggressive in acquiring new buy and hold deals and also want to meet real estate investors for networking and to gain further insight into the strategies that are working for people locally.

So that brings me to a couple of questions...

What REI strategies are my fellow Clarksvillians using to be successful?

Does anyone have any suggestions on REI meetups? I'm aware of one monthly meeting that is held the third Thursday of each month which I plan to attend.

Bryce,

I am actively involved in the local real estate community here in Clarksville and would be happy to provide insight into our market. 

You said you are "Looking mainly for real estate professionals who what to expand into duplex and quadplex innovatory." I'm currently working with a builder/developer on building new quads near the Tennova hospital area, a couple of which I plan to buy and hold. Construction should start the 2nd or 3rd week of August. We are also actively seeking land to build more quads to buy and hold as well as to sell to investors.
