@Jeffery Griggs great book that's the book that motivated me to take action ....Investing in Duplexes, Triplexes, & Quads by Larry B. Loftis.

Great question Marcus Martinez I would have to say my why is Time . Steve jobs said it best and I read this quote every morning "Your time is limited, don’t waste it living someone else’s life. I am currently in the process of purchasing a three unit building and need a contractor in Chicago il area who is familiar with the 203k process.  .

Post: 6 Deals in 9 months. Over 2 million dollars.... Whew!!

"have what it take "you wrong there buddy what I'm saying is that I don't want to raise my family in a crime infested area just to start my investment career . i know if I can house hack I will gain some great experience as a land lord also be able to save up 20k for my next purchase. . My question is if I buy a condo( which I know is a debt ) next year could I used that as leverage to buy a 3/4 unit . @Bryan O.

Decisions decisions my goal was by May this year to buy my 1st Duplex, to househack so I can get some experience in being a landlord and also save my money up to buy a 3-4unit next year unfortunately with the low approval amount 150k with 10k 203k loan it's not enough for the area I would love to be in. I don't want to move my family in a unsafe neighborhood just to start my investment career so I was thinking should my wife and I buy a house in suburbs which will take us a hr to travel to and from work or a condo on the Northside where we currently stay? And next year save up and maybe just buy out of state because Chicago market might just be a little bit to expensive? Any suggestions BP members, should we stick to the plan A for few more months? Also my lease is up at the end of April and I'm not to trilled to stay with my in laws . Or plan B buy a condo on the Northside or house that's will take us out the way from work and family .
