Hey Josh! Congrats on getting started. You're in the right place! Where in Georgia are you? I live in Forsyth County and operate my business throughout north metro ATL as well as Blue Ridge market for short term rentals. Feel free to connect with me. Happy to provide any pointers.

If I could go back again, I'd do exactly what I did. Buy a decent little single family or small multi-family for 0-5% down using conventional, FHA, VA, or USDA loan options that allow for little down. Live in it for a year, rent it out, move on to the next one! Great way to get started. Need to get a good agent and a good lending partner

 Yea that’s basically it. Hard to set goals when you don’t know where you’re going. Just overall return perhaps, since I do invest in the stock market and believe in it, especially since the fed seems to hate downturns 

 Not a bad move if you feel comfortable with that and it balances out your portfolio in a direction that makes you feel more settled. You might also consider other markets or classes. I'm splitting my efforts between long term rentals in north metro atl and short term rentals in Blue Ridge area.

Take a look at second home loans (10% down) and you can one of them per market in multiple markets. I'm not a lender/loan officer but know many clients and friends that have done this successfully!

My observation would be that your return will be better a block or two off the beach.

I spend my time in Blue Ridge area as well as Forsyth/Fulton county so we're not too far from each other. Interesting scenario - generally these are situations where an appraiser would use the cost approach when estimating the value of the home or go wider in the parameters for finding comps. As an investor you could obviously estimate value based on the rent you can command, but that's really more for your own evaluation

Seems a little unclear what you're optimizing for, but I don't think selling is a terrible idea based on your hesitations about the future of your local market

Chinda - great stuff man. I like where your head is at. I'm in the north metro atlanta area if you want to connect. I recommend getting a nice little property that you can buy as a primary residence asap for little money down and get your buddies to rent out the rooms and cover your expenses. Once you get that ball rolling, your options open up and your confidence helps you scale

 I "almost" did a 203k loan before the seller backed out on the last day of the contract. They're slightly harder than your typical conventional loan process, but it's not as bad as people make it sound. The important thing is finding a lender team that actually knows what they're doing with 203k loans.
