Best thing you can do is find good mentors. Find a local investor. Buy them lunch and ask questions. Podcasts and books are free ways to spend hours with mentors and often you can get into the details as you listen to stories. Follow people on instagram and through posts and stories you'll learn more than what you might find on a bp forum

Check out Thumbtack. Great way to try a few small projects with different contractors and then grow the relationship after working together. Has worked wonders for my investment properties

This isn't what you're asking for, but you should self-manage. Very doable. All the tools are out there to do it well. The reasonably priced property management companies out there will charge somewhere between 10% to 25% depending on what they offer. Check out Evolve or Vacasa.

North Metro Atlanta/North Georgia (Blue Ridge) are still extremely under-rated locations. Once you come here, you realize what a gem it is.

Hey Kimberly! Just wanted to say props for all you're doing while being a single mom. That's a lot of work. Moab is a great spot and you have some really interesting short term rental potential around you.

Partnerships can be exciting and a great way to get started, but just be careful not to jump into a partnership where both partners are either very inexperienced or both partners are relatively tight on cash. Those are situations where if anything goes wrong or you miss something, it can really put a strain on both partners. Wish you all the best!

Brutal man! I would try to get in person to chat with people in your local municipality to see if there are any work-arounds, exceptions, etc. 

I haven't personally done 30-day rentals in my STRs, but you may be able to find a way to make that your niche! Wish you the best of luck

Hey Christy - talk to a few agents in you specific city/county before taking this as gospel. Generally, yes most good properties are going above asking with multiple offers. That said, I have landed many deals and haven't had a single client waive appraisal or pay over appraisal yet so there are still many opportunities to not pay above appraisal. I operate in Blue Ridge and Forsyth/Fulton area which are two of the hottest markets in GA. Ask your agent to provide stats on sales price/list price ratios
