Buy a modest single family home in an affordable market that will cashflow when you move out a year later. There are still homes all over the country where this is possible :)

Refinance and get some cash out along with a great interest rate. Short term rent and see how the first year goes. Sounds like you could make a killing with that place and find better returns than you would most other places. Sell whenever you want in another year or two after prices continue to go up from the inflation train we’re all about to take a ride on :)

Hey Kevin! Sounds like we operate in a similar area so we should connect. I do a portion of my agent business in Forsyth County area and then most of my business in the north Georgia STR markets.

I’m currently working on trying to answer the same lending question for myself and clients so please let us know if you find something.

I’m also in the process of networking with local banks to find lower down payment funding. Just takes one yes

I do a lot of my agent business in Forsyth County and it's so underrated from an investor standpoint. This area is extremely healthy and attracts great tenants.

Congrats! Biggest challenge in this market right now is finding good contractors and team members, but otherwise it's a fantastic place to invest!

Have you considered North Georgia in the Blue Ridge area? I work with investors up there to help them find STRs and manage property up there as well.
