It's not uncommon to charge a new account setup fee. When you say half a month are you referring to their normal percentage fee for half of the month or half of the first months rent? According to http://www.managemyproperty.com/articles/property-management-fees-part-i-10 50% is standard.

I've been searching for transactional funders and I found one that seemed promising but they require the C buyer to provide a copy of their ss card and ID. That seemed kinda of odd to me. Has anyone else come across that?
