That's awesome @Abdul R. I hope it works out. I can say that my very first web lead turned into a deal! I hope this one does for you as well. Definitely have a little info template ready with you to jot down information. You will feel more professional have a guide to follow when asking them about their property. You will also be able to pull comps easier the more information you have.

A true wholesale deal shouldn't be priced at "retail". You will continually come across people that think their property is worth a lot more than it is, especially today. When you offer them a wholesale price they may get upset but it's a numbers game and you are running a business. If they are truly motivated and understand you are not going to pay retail they will usually come down. I always ask what is the lowest price you would take right now. They always come down from what they originally wanted just from that one questions alone. As far as offending people sadly that is going to happen on occasion mainly because they don't know or don't want to accept the current value of the property. You have to have some thick skin in this business. You'll get hung up on, laughed at, have doors shut in your face etc... but at the end of the day as long as you've researched thoroughly and know your numbers it will work out.

I agree with Brian. They have to be motivated and building rapport from the moment you step in the door is essential. The more motivated they are the less everything else factors but certainly makes all negotiation easier. I recall once a guy called me wanting to give me a property. Now THAT is motivated !! If they aren't being realistic then I leave them my information and they usually call a month or two later after no one has accepted their asking price. Stick to your evaluation on price and if the numbers dont line up with what they want move on to the next deal.

I am working on a rehab project and my partner and I are discussing whether or not to leave the cedar siding as is or replace it with a new siding. I've received differing opinions about it. Some people love it as it and others don't like it at all.

What do you think? I have more pics if you'd like to see more.

@Sophia WangI use a company called EMSL Analytical to send any mold specimens that seem to be a concern of mine when i'm going through a property. You scrape/tape a sample and send to them and they for a nominal fee will test and tell you exactly what you have. From there you can make a more informed decision on what remediation steps are necessary. Like the previous posters have said some molds are easly 'wiped' up but others require more sophisticated methods of cleanup.

I've bought two houses in the last month or so off the the MLS one was a rental with seller financing and the other was a Fannie Mae rehab deal.
