Hey Nate & welcome to BP! It's definitely a great resource when starting out. I also invest in Charlotte - specifically single family homes in the suburbs (Matthews, Indian Trail area). Feel free to reach out if you have any questions along the way! If you haven't already, I would also check out meetup.com as there are a few local groups that meet monthly (some are virtual now with COVID, but definitely a great way to network & meet other investors as well).

@Geetha R. I love working with Brandon Colberg at Mortgage Right. I've used him for rental purchases, cash out refis, and second homes. He's on point, familiar with working with investors,and doesn't charge a premium. There are few mortgage people who provide the knowledge, service, and available to answer questions anytime (literally he gets you that prequal on a weekend or runs your numbers after hours if needed to get a deal done).

@Kyle Pence Hey Kyle & Welcome to BP! It sounds like you're in the right place and on the right track. I second others recommendations to attend some of the local meetups. In addition, there is a Facebook group called ChooseFI Charlotte that is also filled with like minded individuals and not exclusive to real estate networking. What areas in Charlotte are you interested in investing?

Are you looking at single family or multi?

What price range or tier or property?

Buy and hold or flip?

With some of those answers, should help fine tune who you're looking to connect with and make good use of the time. We have a lot of active meetups in Charlotte for RE and would recommend checking out Meetup.com as a lot of them have weekly/monthly meetings that may coincide with your trip!

I'm primarily a buy and hold single family investor but have some short term airbnb vacation rental too. Happy to meet up if I can be of help to you all!

Eric Little is a well known RE CPA in Charlotte. Would recommend just searching the forums as I know this question has been posted a lot. Or join the Charlotte Real Estate Investors on Facebook and search there as you may get more recommendations.

@Marc Winter completely agree here. Also, found that showing our property before we cleaned up had good tenants passing and questionable ones interested. After we waited until it was cleaned up and right, the prospective tenants that we interested were better quality for it. Well worth the wait in my opinion.

@Jeshua Patrick It's a small world! I was actually on a Disney cruise last week as well. First & foremost, welcome to BiggerPockets! I'm a fellow investor in the Charlotte market and it definitely is tough right now - but would implore you to attend some local meetups and network as there are off-market wholesale deals that may meet your needs. I'm not knowledgeable regarding Midwest, but can tell you market is strong and growing in Charlotte which is promising for investors from an appreciation and rent increase standpoint. For self directed IRA, my knowledge of them is that you would not be able to purchase a home yourself with that $ but would need to find another investors deal to find and they would do the same for you. Happy to help with market insights. Getting prequalified should always be the first step though, you can just ask the brokers for your max budget based on your income/debt, and down payment size (20% down if you’re going conventional 30 yr fixed, plus ask them what they want to see in reserves after close.

Hi Noah & welcome! Fellow Charlotte area investor here. What specifically are you looking to learn? Are you trying to learn how to do repairs yourself, how to manage contractors, or which items provide most “bang for your buck” in terms of renovating? 

We just finished a major renovation & were able to just use YouTube on a case by case basis to figure out how to do each project.
