Charlotte Area Investing - funding, interest rates

Hi Everyone, 
Can you please recommend any investor friendly banks or lenders in the Charlotte area?
Also, if you could, their typical interest rates/closing costs, and typical time to close?
We are working with few options, but it is difficult to get positive cash-flow because of the financing costs..Now that the mortgage rates are down, would like to see whether any better options are available (We are trying to close the deals with cash, by refinancing the existing rentals.)

He's on point, familiar with working with investors,and doesn't charge a premium.
