@Brianne H. That’s a fair point as well! Especially in Canada where we only get half the season other countries have.

Hey I got a question I’m not interested in owning one yet but I’m golfing today and it made me curious. Do golf courses have a negative or positive cash flow for any owners out there?

Hey guys and girls,

I was listening to the bp podcast today show 11. They were saying to charge 2% of purchase price on rentals. I’ve been looking at houses in Ontario and they are priced pretty high for what they are. A small pretty near trailer is worth over $100,000, now to rent that out at 2 percent would be way to high. They say start small and grow but the ones that are worth while that will get a 2% return are duplexes or fourplexes. Would this be an ok entry investment or would I be best to start with a single family home. Do you have any tips. I am just starting out....

Hello I’m Cole,

I am a 19 year old business owner and future real estate investor. I have a aerial photography business from Ontario and am looking to increase my asset portfolio. Lately I have been reading the Rich Dad Poor Dad series of books and plan on listening to all the Bigger Pockets podcasts (wish me luck I'm on 10 of over 300). My plan for real estate is to buy and hold, using the rental income to buy more REI's. I welcome any beginner tips and look forward to hearing from the community. I also would like any tips on the do's and don'ts for raising capital for the first few properties.

I would agree that you want to diversify, but based on the REI material (blogs, biggerpockets, REI Books, etc) that I have reading highly encourages REIs so I would focus on that and move to stocks, bonds, and other areas where you can build assets.

 Thanks for the response, the main focus of my life right now is investing in the future. I think that is a good idea diversifying in REIs that I did not think of in the past. Thank you, is there any books that you would suggest reading?

Hello everyone at bigger pockets,

I am a business owner from Ontario looking to invest in some assets that will generate some good cash flow.  I am only 19 and am wondering where to start. I was planning on incorporating my future real estate company to protect myself and have the tax benefits. I have learned lots from my first year in business and my biggest lesson is that education is key. I have no knowledge of real estate but I would love to learn. I would like to know some good books or effective ways of educating yourself without going to the gurus. I have a goal to listen to all of the bigger pockets podcast by the end of the year. 

My Goal is to own enough real estate in three years that generates enough monthly income to pay for all of my monthly expenses. I have very few liabilities and think that this goal is reasonable to reach with a good education. My plan to reach this goal is to get a mortgage/loan for the property and rent or lease it out. The property would then pay for the loan with a few bucks on the side to pay for expenses and the rest would be saved to have a down payment on another property. Eventually, I want to create an empire with a big enough cash flow that I can be financially free. I know most average investors will say diversify in all sorts of things however I want to start out in educating my self on one investment portal such as real estate. I feel as tho this approach will take much of the risk out and focusing will allow me to build this empire more efficiently.
