Golf course negative or postitive cash flow

Hey I got a question I’m not interested in owning one yet but I’m golfing today and it made me curious. Do golf courses have a negative or positive cash flow for any owners out there?

Most farms have agricultural tax breaks and if they are developed then there are penalties that those tax breaks could be voided and the purchaser / seller have to pay those incentives back.

Farmland can still be of value for developers but most farmland now is in rural areas where golf courses can be in areas with greater populations
