Hey guys and girls,

I know I’m on here multiple times a day but I have another question. How do I know when I’m ready. I’m not going to know everything, no one really does, there’s always new stuff to learn and I understand that. How do I know when I know enough however to purchase my first property?

Hey guys and girls,

I am just in the beginning stages of real estate investing. I am looking at using the buy and hold strategy. In the Ultimate Beginners Guide, I read that a, when using the buy and hold stratagy the invester, must know the ebbs and flows of the market. How can a beginner learn the highs and lows of the market? Is it just a skill you acquire over time or....?

Hello guys and girls, I am just trying to educate myself a bit on financing. I am 19 years old looking to invest in real estate in the future (when I am educated enough). I have a good credit score as I never miss payments however my problem with the bank is I don’t have the “history” to be able to get a mortgage. I also don’t have much of a down payment.

Anyways I feel as tho my age might deter investors and banks. I have started a few successful businesses and have been constantly improving my financial literature after reading rich dad poor dad.

I am wondering what my best bet is to get financing when the times come. I was hoping to start a corporation when I get into real estate (for tax reasons and to protect myself a bit). Could anyone who has there real estate business incorporated answer this question: was it hard to finance your first deal and how did you end up doing it?

@Mel Hignell I’m no lawyer but maybe you should put this In your “terms and conditions” when you rent the property for future purposes. It may be against pornhubs terms and conditions to have someone in a adult video who does not want to be in such video. If I were you I’d give them a call and see if the video can be taken down. They should comply if not maybe seek legal advice if you’re loosing sleep over it!

I’m new so keep that In mind also from Ontario but would like to here all responses from other states and provinces as well.

Ok let’s say I am buying and holding my properties and for some reason my corporation that owns such properties gets sued. Say however I had a second corporation, I sell all properties for pennies on a dollar (to lower capital gains).

Theoretically the first corporation getting sued then owns nothing. The only thing they can come after is the is the little bit of money I sold from one corporation to another.

Is this illegal or do people actually do it. Maybe I just came up with a new great way to protect yourself idk I love thinking and this is something I thought about a lot today. Wanted to get the forums opinion on this!
