@Michelle Dong  I would like to follow up on Stony's post to connect with experienced operators.  Not only is it critical to learn from them but brokers are unlikely to engage with you unless they know there is an experienced sponsor or team behind you.

This month, we are presenting my good friend Cade Olof of the REV Meetup group. He is also a multifamily investor right here in the Old Pueblo. He will discuss his investing strategy in smaller multifamily and also provide some details on his meetup which occurs the fourth Thursday of each month. @Josh Oaten  I think it can be effective, but typically the owners of larger properties are more than likely going to use brokers.  I have used mailers and cold calling but to date have really only had a semblance of success on smaller multi- 20 units and less.  For larger multi (50 plus doors) I would recommend going through brokers, but I hope you prove me wrong!  Good luck.

This month we are honored to have Kevin Prouty and Brian Prouty of CBRE Financial! These guys have been at a number of our meetups and are always ready to offer advice and give us the latest on the lending atmosphere for multifamily and commercial properties right here in Tucson. This time we will have them front and center! CBRE is the broker to go to for bridge loans and/or Fannie and Freddie loans on larger multi. Don't worry if you are unaware of these programs. Post: Low Income/Affordable Housing Programs

Hi Tammy there are some great programs out there for affordable housing. We are working with several agencies in our multifamily properties and are having good success. There are multiple avenues including HUD housing, section 8 and not-profit organizations that we work with. There is also the low income housing affordable tax credit which I know a little about. This month we are changing it up a bit.   We have a truly special guest, Andrew Kiel,  who is crushing it in the lease option strategy of real estate.  Lease option is a very unique strategy in which one holds the underlying note on the property but does none of the typical landlord duties like maintenance, turnovers etc.  Find out more about this awesome strategy at our next Tucson Multifamily Meetup. 4746 E. Grant Rd. Tucson AZ 6 PM, Thurs. July 7th. We meet the first Thursday of the month.

@Paul Charbonneau  there are a myriad of ways to do this.  I think finding a good mentor or coach is an absolute game changer in this space.   There are also a ton of free resources on web and social media as well as books that are helpful guides.   You will need a team and the best way to start is through networking.  DM me would love to share ideas.
