@Ben Redden did you look for partnerships for a JV? I am the other side of the coin and could manage to qualify but need to bring 20% cash to the table and have entertained a hard money lender on a 1 year term before refinancing and paying out the lender.

What's the rental market like in Spokane ? Any main industries providing consistent employment for tenants and attracting folks off the west coast?

I can't speak to many other cities but Calgary is in a state of cooling after oil took a tumble.  Single family properties are a challenge to crack into but most investors have been focused on secondary suites and diversifying their risk.

@Cassidy Logsdon! The involved partners are looking at multiple properties, so accounting for PM for a paid expense makes perfect sense.

As a hypothetical case, what would be your thoughts on a existing 8-plex JV? Let's say one party is looking to provide 30% of downpayment and PM the tenants for the term of the agreement well the other investor would provide the remaining 70%.

Hi Adam,

The South is lucrative for investing as you hear plenty of great outcomes from investors who know their local market and have a great niche.Calgary feels challenging right now given the past high of the economy and house prices but smaller cities throughout Alberta seem to be less impacted and could be further explored for opportunity. Maybe something to think about....
