Calgary is softening up on some of the housing prices but won't be comparable to the success you have enjoyed in the states.  I find that buyers have to be more creative on what they are  wanting out of a property and to think about alignment with areas that will turn over and bring land prices up. Thanks Jared, glad to see some Albertans on here. I think opportunity is opening up in Calgary given the state of the economy, I'm also keeping on eye on Cochrane and to some extent lethbridge.

@Marie Tai thanks for the ideas! Funny enough I found a similar association but called ARLA ( Alberta Residential Landlord Association) with a membership which seems pretty fair considering it offers discounts and resources (e.g. forms, education). I did manage to dig a bit deeper and found out that the municipality of Edmonton has an advisory body still active which offers a full suite of forms which have been legally reviewed by their own real estate lawyers and by the dispute resolution courts. The forms were a fraction of the price when it came to anything else I could find so I am posting the link incase anyone finds themselves asking the same question I did.

Hi All,

I was curious if anyone has compiled a kit of all the forms one needs to deliver a systematic approach for rental units ( i.e tenant inspection, screening, 24 hour notice, 14 day notice etc). I checked the online forms here and the materials seems more relevant to US rentals.

I recently found this local forum for Canadians and am happy to see a healthy level of activity. I am very new to the game and am looking to acquire my first property which has given me a good deal of learning. I was curious if  any BP meet-ups have happened in Calgary and if anyone has experience in the Calgary market ?

aha this is exactly what I was looking for!  Anyone in Alberta or Calgary?  I am surprised to hear about the success being found in the maritimes but shame on me for making assumptions.
