What sort of work does it need? It is very tough to fix and flip a house if there are tenants there.

If you factor in a few thousand dollars to your budget you could offer the tenants that money to move out early.

Depends what is common in your area for providing appliances.

It will be an additional cost and you will have to worry about maintaining them but can you ask for higher rent with them.

Also I would worry about tenants damaging walls and doors when trying to move their own appliances in.

I would make sure she actually has proof of those funds.

Even if she does have it, it could still be very risky.

Ask yourself what happens if she loses that money in the divorce or blows through all of it. Then she isn't able to make payments due to lack of monthly income.

Yes you very easily over renovate if you aren't careful.

As a flipper you should be looking at comparable sales of similar properties in your area to see what sort of finishes they have.

This can include everything from kitchens to bathrooms to the type of flooring you put into it.

You want to be careful to not cheap out on certain areas too.

If it's a great deal and you intend to hold it long term through a crash go for it. Typically rents go up during a recession

If you are having to put that much down just to get cash flow that sounds like a terrible deal and I would walk away unless you expect it to appreciate a lot which is still risky being newer.

I always look at the cash on cash return of my investment. How much you have to put into the deal in relation to how much you get out of it and how long it takes to recoup that money.

I go for 12% cash on cash return.

The smaller deals are what creat your sturdy foundation as an investor in my opinion.

There have been people that jump right into bigger deals so it is possible.

It depends on your risk tolerance.
