@Ryan Cullen from my experience in real estate and my opinion, it comes down to cash flow and appreciation. Which one do you want more right now?

Are you strapped for cash and want to get out of your 9 to 5? Go for cashflow and flipping to increase your capital so you can invest for appreciation.

Do you have a lot of cash and want to build wealth? Go for high appreciation in a growing market but be careful you aren't losing a ton of money each month by holding the property

@David Lund first off, never use the agent that listed the property. They must work in the sellers best interest.

The best way to find a realtor is searching on zillow for realtors with a lot of reviews and choosing a few of them to call. Once you are on the phone you want to ask them if they have any investing experience and if they have worked with investors in the past and how many.

@David Lund your highest priority starting out should be getting a pre approval by talking to a bank to find out how much you can afford to pay for a property

Once you have that then you can start searching for a realtor who can help by sending you potential off market deals or rental properties

In some cases, if you don't know what bank to go through you can also ask realtors in the area.

Normally the best option is to search for realtors on zillow with the most reviews and ask if they have any investing experience or have worked with investors

Depends on your goals.

If you are looking for a hands free (as long as the tenant property cash flows well) investment where you don't have to fix anything go with that.

If you want to add value and BRRRR in order to pull your investment out so you can scale go with the fixer upper. Make sure all the numbers work.

You could do an FHA 203k loan but you have to have qualified contractors do all the work.

Otherwise you could find a hard or private money lender in your area. Most of them will give you that cost but you will still need a down payment.

Definitely consult your attorney. They shouldn't have any right to keep that if you were denied the loan because they chose not to remove a tenant. That is on them.

Have them sign a new lease that shows the new rent amount. Make sure they are aware that rent will increase at least 30 days ahead of time.

It is typically best to have enough for a down payment plus 6 to 12 months or reserves for rent.
