I would suggest if you go for your license you join a real estate team that provides leads to get your feet wet as you will have high start up costs.

It all depends on the type of people you are marketing to and testing.

It's better to get a more specific list with people that are actually motivated to sell than to throw a bunch of money away on unmotivated leads.

I got a deal mailing to 50 people.

This can be an issue you might run into refinancing. I've had some banks want yoy to own it with tenants for a year or two to prove the income.

Otherwise you can search for an investment bank. The interest on these lanes will normally be 4.5% or more interest rate

I would see what others are doing in your market as well. I would do a nonrefundable fee and $25 a month per pet.

I'm with you on the market from going to insane to very good. We are still getting multiple offers on some houses in Wisconsin with a slight increase in inventory and days on market.
