@Patti Rosepiler @Estelle Angelinas I hear you ladies! I just started out on this journey and I was SO NERVOUS to introduce the idea to my husband! Luckily as we were sitting on the couch one night I was able to bring it up, and it went ok! (sigh of gratitude). He is NOT a reader and I've only got him to listen to one podcast (guest @timshiner) although I've offered plenty of times. I asked him if he would help me on my journey because he went to school many years ago in Mexico to study accounting -- he's really good with numbers! I think when he starts to see the numbers on paper (Or calculator!) he'll really come around. For now though, he's not holding me back, he's letting me run with it. DON'T give up!!! I sure as heck am not!!!

@Rebecca Belnap yeah I was thinking about seller financing and partnering as well, as options.  I was hoping to make it to the meeting tomorrow but we're leaving out of town around noon, returning the 22nd (vaca!).  I'm going to try to make the next one for sure!

@Rebecca Belnap well, I'm in a bit of a pickle...I do have 20% to put down (on several different properties). I make great income, have great credit, and have been with my company for 17 years. The pickle is in the form of a foreclosure I have on my credit from October 2015. I want to focus on SFR and newer small multi-family (built after 2005). I'm committed to not letting the foreclosure stop me because I know there are other options out there--I just need to be creative and find them. My goal of July 15 is rapidly approaching!

@Matt Leavell thank you so much! I might contact you when I buy my 1st property to pick your brain a little!

@Justin Hammond Yes! My plan is to leave my full time job,,, I'll probably end up stepping down at first (out of management) when I start to make enough cash flow...I might even just work a few days a week because I WANT to! (17 years with the company... it's going to be hard to say goodbye!) July 15 is my short term goal date -- I want to buy my first property by then! Any tips/ advice are welcome!!
