 You're going to get "yes get it!" And you're going to get "Nah, don't need it" and "depends on what you're hoping to do with it" all over this site. I am like you, just starting out, but I decided to go ahead and get it (just started my online classes 3 days ago!) I am doing it for 2 reasons: knowledge of the RE field/ my market and 2. I would like to get out of my current career (restaurant management 15 yrs). I suggest you just make a decision and do it, either way you choose. I went back and forth for many weeks, but decided last Fri to Nike it "just do it!!" Check with your state though... there are different courses/ laws that are state specific. I found my school through a local Keller Williams office. Start there! Good luck!

Post: Using an FHA Loan on Primary Residence

Hey Paul! As far as I know you cannot use an FHA loan for an investment property. Typically they would tell you it would be a conventional loan with 20% down. Unless of course you were going to house hack ie buy a duplex, live in one side and rent the other out. You could then get the FHA loan. Hope this helps!

For example, I saw a recent one from an Ohio turnkey provider that total expenses for Vacancy, Repairs & Capex at 10% of income.

Always do your own assessment.

 I have not done business with them but they seem like an investor sided company. I think they understand their market well and understand how to keep expenses reasonable for investors from what I can tell. James Wise is on BP and has done a podcast you can look up too.

I'm looking for my first investment property in this area. I have been pre-approved for a conventional loan with 20% down at 5%. BUT I'm also considering a house hack in a duplex so I can do an FHA 3.5% down and live in one side. Thanks for your help!
