@David R Broderick Welcome to BP!! I just used Mark Kohler to set up my LLC. He lives in Idaho, but he has offices in Cedar City, UT, Arizona and Irvine, CA. And I will probably use him in the future for my taxes. He is an accountant and attorney. And he's FANTASTIC!!! Look him up on YouTube--he has TONS of content, he's written a few books, and he's committed to helping people learn tax strategies to save money and help them live the American dream! He also has a podcast with his business partner, Mat Sorenson. It's called Refresh Your Wealth. You can also sign up for his weekly newsletters that have TONS of info. K, so I know these are the kinds of things I signed up for when I became a landlord, but man, I'm not a happy camper...I drove by my property and saw a cat in the window of the house. My lease has a strict no pet policy and the renters were very aware of this.  What is my next move?  :(

@Erin P. Hey Erin! Welcome to BP and your new endeavors! I encourage you to study, study, then study some more! BUT don't just study...you also have to take action!! Sounds like you have a great plan, and that's a great start. If you bought a great deal now, let's say a duplex, you could live in half, rent the other, get a good owner-occupied loan, then when you move out to IL rent out the other side and possibly cash flow nicely. I would say a reserve of at least 10,000 for a multi-family. Most here are very old, and with that brings lots of different issues. I just closed on a duplex in Provo that cash flows $275/mo. It's a 1925 home, so I've set aside a good chunk for Capex. If you need any help, please reach out!

Does anyone have any info on Lehi city ordinances? My husband and I are looking at a home there with a basement apartment. I have seen several of them on the MLS and even went to view one. Seems like non of them are legal, but everyone still does it. I'm just worried about that "one neighbor" who calls and complains...

17+ years in restaurant management (9 of those as General Manager): hiring, firing, retaining employees, training, coaching, mentoring fellow managers/associates, upholding very high customer service standards, monitoring quality at a very high level, supervising a crew of 60+ employees, writing schedules, back office paperwork.   I am very organized, structured, goal-oriented.  In April of this year I made a goal to buy my first property within 100 days...I did it in 81.  I am a licensed RE agent in Utah.  I am looking for work in any field of RE to grow my knowledge of the business and grow my own portfolio in order to achieve my financial goals for my family and I.  I will run errands, file paperwork, get your morning (or afternoon or evening for that matter!) Starbucks, show properties, screen tenants, take calls, prospect, market, cold call, you name it...I have capital to invest and a hunger to learn.  Please reach out if you know of anyone that can use someone with my experience.

@Rick Pinney 1925.  I know that the plumbing has been redone (not positive of the extent of it), the roof is brand new, just replaced in April!  yes, I had an inspector.  When I got the report I was super overwhelmed lol -- I wasn't sure what to expect because it was my first one with a house that old... but I had the seller fix a few things, my electrician did a few things, the plumber fixed a few leaks, the house has a swamp cooler that I had to have looked at, and my dad and I did the rest!

@JD Martin anyone can do it, not everyone will.  will you?  I read that phrase many times as I picked up Millionaire RE Investor by Gary K.  I answered the last question to myself many times...YES!!!
