In agreement with what Joeseph said.. all they care about is getting the deal done. And they only way they will know that you are new... is if you tell them.

Because with all the knowledge available along with great people here on this site, you have everything you need to proceed confidently and close some deals

I have been finding the best price from random sellers on amazon and ebay.  It is the shipping that gets you on most sites. And a lot of amazon and ebay sellers offer free shipping

I would start with wholesaling if I was starting with nothing. Which is exactly what I did. 

Even though it is kind of a taboo word on this site lately lol, there is a whole breakdown and walkthrough in the materials provided on this site. I think the book is written by Brandon Turner.  It is a strategy that requires no loans, investments or real "risk" in my opinion and worth looking in to.

most counties the lien records can be found at your assessor's office or the county clerk or recorder. Liens have to be filed and are usually pubic record. Large number of counties are even online now so would save you even more time. 

Search for your county recorder online and see if you have access to records. That is going right to the source and any other site or service would be pulling the information from the same place

If it is possible to still get the property and not use the entire $50k, and instead get 2 properties... I would almost always get the 2 properties. 

That is leverage. You typically want to leverage you money in as many ways as possible. Without knowing all the specifics of the deal, I would say it is better to split and get more. Keep yourself as liquid as you can.

By far, the biggest question I get:

"What one investment strategy would I use if I was starting over from scratch today? And if I could not use any of my current resources or influence to do it, how would I get to 5 figures in less than 60 days?"

Leads are most hot as soon as they come in. So if you are working and can't take them as they come, I would suggest hiring someone from like Odesk or Freelancer who can take incoming calls for you. You can find someone for as low as $4 an hour for something simple like that. Just give them a simple script and questions to ask, gather the information and give it to you at the end of each day. Then when you get home you call the prospects that qualify for what you are looking for.  If your marketing is great and there are solid leads in there, you will make 1000x whatever you pay someone compared to what you lose by missing the call.  Totally worth it.
