There are quite a few really active groups and LinkedIn and Facebook that I am a part of that have really helpful people and a nice little community. As well as alternative funding options besides traditional and Hard Money that can possibly get you better rate or returns.  And lets not forget all the valuable resources right here on the site you are on. Everyone here has always been extremely helpful in my experience.

For me, HELOC is always my first option. For a few main reasons. You get to basically use it forever.. so to speak. apply once, use it, flip a property, pay it down, and use the money again.

With a refi/cash out (I know you didn't mention) you use it once, and even if you pay it back down out of profits, if you want to use your equity again to purchase another property, you have to go through the whole process of applying, approval and all that comes after that all over again.

I love HELOC's

You do not need the full amount. Open to multiple partners. Project is a hotel that will do around $350k plus a/yr.  Please contact, reply or call me with your interest, available funds and expected terms.

You can get started by finding killer deals first. Once you do, you won't have any trouble finding a partner or funding source that will gladly provide the proof of funds letter
