Starting out with no income

Hello everyone, I have good credit and since I will be a first time owner, I can take advantage of FHA loans for a, for example, multifamily. However, for the last several months I haven't had income thus conventional loans are not available for me. I am aware of hard money and private lending and will explore this as I build my brand. That said, any good resources or groups that can be of good use for me? Throwing out the credentials, I am an MIT alumn and I have several years of international management consultant experience.
