Carlos, have you determined anything else about the California City market in the past couple of months?

Yes theres a slow steady market for cal city. It's there I see it for sure. Even look at Zillow redfin ect to see how many homes have sold in the past months. I just decided to not go that route. Building 2 tiny homes in my back yard after I refi my house. But cal city has plenty potential

Hi everyone, Just curious if anybody has seen any tiny homes out in El Paso. Or if that's even possible. Anyone know how the city/county would go about this? Thanks🙏

I recently purchased five Lots in California City for me and my children hoping to build houses in the future.  I’ve been told there’s no water lines or electricity. Has anyone been out there recently? Is there growth, water, electricity? I hope I didn’t make a bad decision.

No water no electricity? That's not good at all. Nonetheless can you give an update please on how it's going. Thank you 🙏

Does anyone have insight into the market in California City, CA? I have the opportunity to purchase a lot in the neighborhood behind the golf course. What type of development is allowed? Does the city allow Manufactured Homes to be set? Any and all input is greatly appreciated. Also, any input on Property Managers? Thanks for your time

I was thinking of doing the same. I was going to check out the census in the last 7 years, if the population is getting bigger then that's the answer, regardless of what people may say  Also remember California is in a housing crisis.

There are several skip-tracing companies out there. Find one that does not have a high-priced long-term monthly contract, flexible pricing, and excellent customer service. If you need a referral code or more information let me know.

Thank you sir I appreciate you I'm definitely writing this in my notes!

Quote from @Eliott Elias:

Most vacant properties you call will have disconnected numbers, you want to reach out to relatives and neighbors to see if you can get a hold of the owner.

I've heard of people doing that as well. I'm not sure I'm at that level to reach out to relatives or neighbors. I just need to reach out to the actual owner for now.

@Carlos Villalta we were using Propstream's skip tracing services, but I was just told yesterday by many folks on a Zoom I was on that we should use batchskiptracing dot com instead. So we are going to try that service instead.  Texas has been good, not easy, but good.

I'll try it out thanks for the tip man. Would you want to partner up on a deal? In case I get stuck on something.

@Carlos Villalta Hey, Carlos, I'm in Orange County and I work the I.E. and Texas.  Sometimes that's just how it goes for a few days and then suddenly it gets better.  Sames goes for calling people: some days you get no hits, and some days you find three sellers.  If you can afford to try two, different skipping services, maybe do that.

Yes I was thinking about that. Any recommendations on a good skip tracing service. How is Texas going for you? I was thinking on south Carolina. But thank you i will definitely look into skip service!

My biggest lesson is you constantly got to keep reminding yourself that they are paying your mortgage. If your tenants are good with paying rent on time then you got to cut them some slack and put up with some of their shenanigans.

hello BP family. So I've been cold calling absentee owners. most of the numbers are no longer in service or wrong number. nonetheless i've managed to find 2 Leeds so far. has anyone else ran into this problem?  this is very frustrating because the software i'm using is about $100 a month with nothing but dead end for the phone numbers.  thank you family
