Any updates? I'm interested in purchasing a folding container home as well comes with full bath, kitchen, 2 beds going through the same deal. I think I'll just pay some sort of consultation fee and have a engineer or architect review them and make any necessary corrections. In San Bernardino county where I live I believe three sets of plans have to be signed stamped and approved by engineer. So might as well start there.

First stop is zoning. Then a survey. And degree of slope and water table and soil stability. You need to determine water run off and retaining walls and driveway. 

 Awesome thank you for that. I don't own the land yet since I'm still doing my homework. I did talk to the county, I'm aware it has to be zoned RS Residential utilities must be at the curve. Other then that. When looking for a lot to buy in the mountains what should be the first thing to notice and look out for? I hear when building on downslope grade, it's much easier than upslope but I'm not sure. Is this true?

Remember, some things are more liability than their value. In RE some thing is not always better than no-thing. Some properties have more liability than the value of the property. Not saying this property is one of those, but, just an FYI.

I agree with everything you said 100% but remember California is in a housing crisis. A few months ago my sister who lives down the street (San Bernardino) sold her 2bed 1bath house, buyer paid 70,000 above asking. the Previous owners had added two bedrooms and a bath unpermitted. So I'm not sure about other states but Cali needs housing bad.

I'd rather have a RV park. All you have to provide is utilities and small space. No leaking faucets no toilets no repairing anything no fuss.

I'm in the same process of trying to put a tiny home in the mountains here in San Bernardino county. I found this cool company out in Texas who have done work all over the states. They go by the name of Tiny Arched Cabins LLC.

I'm no expert on tiny homes, but I don't see a reason why you couldn't list this on Airbnb.  People list tree houses, yurts, boats, etc.  Airbnb doesn't ask you about permits.

Exactly what I was thinking. If it's built good. Then it's all good. I didn't know Appraisal will meet in the middle and give you partial credit as if it did have permit. BUT it has to be built good and Show some workmanship.
