Does anyone have experience doing owner financing deals out of state? If so, how difficult is it to manage? I’m looking at doing an owner financing deal in Santa Fe but I live in NC. I’m on the fence about trying to do this myself or looking for a local investor to partner with who is more familiar with the area and can act quickly. Any help would be great. Thanks!

3 bed/ 1.5 bath in a nice family friendly area of Conneaut Ohio.  Just a few miles South of Lake Erie and a few miles West of the Pennsylvania line.

Reason for selling:  Nice couple is relocating to NY and in a time crunch.  Priced well below market value.

Needs little to no cosmetic repairs.  No major repairs needed to the property.  Owners currently living there and preparing to relocate.

Nice quiet neighborhood made up of mostly elderly and blue collar workers.  One of the better parts of town - not a war zone.

Hello everyone, just wanted to give an update on the condo since I've received a lot of interest in it.

The HOA due is $188.00. The HOA does allow the condos to be rented. I'm in the condo next door and we purchased it for $55,000 and had to redo the flooring throughout most of the condo. It was a multiple buyer situation. This unit is larger but does need more care. Newer AC Unit, Heating Unit, and hot water heater. Most of the updates needed will be new carpet throughout, old wallpaper needs to come down and needs some paint, and the place needs a deep cleaning.

Getting pictures tomorrow when I can get the key.

Update for everyone.  

I've received a ton of questions so I'm getting the answers together and will post them here.  

Owner decided not to go with the realtor that was there and I'm meeting with the owner today to get it under contract.  I'll make a post with the answers later today and get back to everyone who has contacted me about the property.

New property about to hit the market!

Neighbor was moved to an assisted living home and their son is getting ready to put the condo on the market.  Looking for an all cash buyer to move fast!

Needs new carpet and paint.  Probably will need updated appliances.  The condo next door is smaller and just sold for $55,000.  I know because I bought it and don't have the cash on hand to buy this one outright. 

$40,000 - comparable rents for $900 a month.  

Incredible part of town for a long term investment. Nearby homes are $200,000 and up. HOA just approved a $600,000 revitalization project.


$35,000 includes the wholesaling fee of $5,000.  Owner may go down to $25,000 for a guaranteed faster close.

Realtor is there today to take pictures and put it on the market so the sooner the better.

I'm seeing a lot of businesses have made youtube videos out there that aren't on the first page of Google.  If you have already made a video, I can usually get them to the first page for some keywords fairly quickly.

For YouTube video service only, if you supply me with the video I won't charge anything for my service until it is on the first page for a specific keyword in your area. (can't be something crazy broad and competitive like "real estate orlando")

Ex.  I put together a very basic, low quality video about estate planning an targeted "local estate planning attorney covington ky".  I haven't touched it since the day I made it on August 20 and it is on the first page for that term.  Second page if you remove the term local.  I charge a monthly fee to maintain the video with gradual links and signals and can adjust the keywords as we go.
