Off Market 3 Bed 1 Bath Cleveland OH rental just under contract.  

Located at 8109 Medina Ave.  Cleveland, OH - Currently owner occupied - selling due to relocation.  Needs cosmetic repairs/updates - estimated at $4,000

Conservative rental rate of $500 based on comps of rental rates in a .5 mile radius.  

All in at $22,000 puts you at a .023% monthly ROI

Hey everyone, just had a call come in today from someone who has a property located next to a hospital.  The hospital has purchased the land for future expansions and there is a home valued at approximately $130,000 on the land.  Owner wants to sell for whatever they can but I have no idea how to approach something like this.  I just wholesale properties at the moment.

Has anyone had any experience with a situation like this?  I imagine it is expensive to try and move a 1,000 sq foot property but I also can't imagine an investor can't make some money out of a house when a seller has a deadline and is in a situation where they don't have any other options to sell the property.  Any advice would be awesome.  Thanks!

Mike, if you are planning to do a rental or a rent to own there you won’t have a problem finding a buyer/renter. I put this on the Facebook marketplace and have had a lot of people interested in creative financing terms. That just won’t work for the seller’s situation but there is demand for it in the town.

Seller has gone down more on the price.  Off on the rent too.  3 bedrooms in that area get $600 - $650 per month.

Hey Everyone,

I'm doing another Owner Financing deal and I need to find a quality Rent to Own Buyer.  I've tried Craigslist in the past and there were just a ton of bad prospects to sift through.  What other methods are investors using to find Rent to Own buyers who have cash but need time to fix their credit?  Any help would be great.  Thanks!
