Can I transfer into my LLC fairly easily? I've also thought about doing the cash out refi with a commercial loan to get it off my DTI. I know rates will be a little more, but it might be worth it.

Hey team!

I bought 3 properties last year giving me a total of 4 investment properties, plus my personal home. When the bank opened my loan on my 4th investment property, my credit score dropped 90 points. This has NEVER happened. My score was just above 800 when this happened, and I never pay late or carry CC balances etc. DTI is solid as well.

Anybody had this happen? Is there a solution?

I'm going to BRRRR this most recent property, but now my credit score is keeping me out of the top tier for the refi.

I don't see where you extended out holding cost. I'd assume 6 months minimum for sure. I see your interest only payment one time, but maybe you've built it in to your net cash needed. Not sure...

The best advice I can give you is call @Avery Carl and do what she says. I've never used her, but she's really taken care of BPers. TONS of knowledge on STRs! Find her podcast episode too. I can't remember the number.

I just did EVP throught my entire BRRRR and in the bathrooms. It's waterproof and the house looks great with just one floor throughout.

Extreme heat and humidity (normally around 70-80%) is pretty much all year long here. Our winters don't get too cold but drop down to the low 30's a few times. It should hold up just fine. It didn't need any acclamation period like some floors do. It was ready to install the day it was delivered.

Aside from making sure there isn't a moisture source, you might look into an ozone regenerator. I just bought one (90 bucks on Amazon), and used it to help eliminate pet/mildew smells from my BRRRR. The kicker is nobody (or animals) can be in the house while it's running and you have to let the house air out for at least 30 min before occupying again.
