Find a lender now that could do your cash out refi. Explain the deal to them and how much you'd be financing etc. Let them run your DTI/credit and get your pre approved, at least.

Also, many credit unions do construction loans and roll them into 15 year notes. So, worst case, if you couldn't do a conventional cash out, you can fall back on a 15 year note and refinance later when DTI is better.

I'm getting ready to close on a 2200 sq ft two story home that smells like a dog kennel. We plan to tear up all of the existing flooring and replace with LVP, but before we put down new floors etc, I have to get that smell out. 

We'll plan to treat the floor with some type of enzyme that kills bacteria, but I'm also planning to run an ozone machine.

Do you have any recommendations of machines you've used and for how long to run them?

I still consider myself relatively new to this, but I would have bought using the BRRRR method sooner than I did. It's a great way to scale and not eat up a ton of cash.
