I will try a small road roller or lawn roller this will smash all sharp glass. Then clean all the debris in the yard with the landscaping company.

Hey Jake,

I suggest investing in Multifamily properties, MF will allow you to live in one of the units and make some cash aside, and after you decide to move on, just rent it out even STR this will allow you to travel freely.

Use experts. I recommend finding a pest control company, they surely fix the issue.

Good luck with your RE Journey. I recommend the Cashflow Quadrant from Robert Kiyosaki and Building Wealth One House at a Time: Making it Big on Little Deals by John Schaub. I found CQ on Youtube for free the second I downloaded it with Amazon Audible.

It all depends on how many units do you have for rent. The apartment condo that I used to live +50 units, located in East Village, San Diego. Included water but you need to pay for electricity of course. I also have some friends that have few detached homes with solar power and don't charge any electricity expenses at all but this is an exception.
