Hello Enmanuel,

Did you analyze this deal with the 1% 2% rule? Did you use tools to study if the property will perform and at what rates exactly? Did you check how much properties rent in this area, I can recommend using rentometer.com and don't go right away with the first contractors because sometimes its better to find more options and see what's best and also buy your own materials and they just do the labor part.

Sincerely,

Claudio Salvatorelli

What would be the PROS and CONS For Landlords.

It's helping renters. However what will be the outcome to landlords and all the mortgages, expenses we need to cover? This Software can generate the legal declarations renters need to qualify for federal protection from eviction at least for now until the moratorium ends.

Yes. It is in good location but are is still "under development"1131 North Marina Drive. Yes it is buildable lot and it is getting busier and might start to gentrifying but there is still uncertainty due to the covid-19 situation. I also read that $47,000,000 was approved to clean that alkali dust that endangers locals and visitors.https://ukenreport.com/state-budget-includes-funds-for-salton-sea-projects/.

Lessons learned? Challenges?

Area is not that great but hopefully the area gets better in the long run
