I'm currently wholesaling an came across asset based lending. Since I don't have the 700 Fico score needed to qualify for traditional funding.I was wondering as a wholesaler is there anyway I could use my skills as a wholesaler to quilfy for asset based funding? possibly use the homes I have under contract as collateral for the asset based funding?

@Regina Sitterley thanks for the feedback, I've been on list source for a few weeks an it has a lot of great material but I would like if I could get that same info from a title company which would allow me to possible get some exclusive deals an network with the employees of the company.@Boris Grinberg if I find out anything I will let you know.

While doing some research I saw someone state that you can get leads from a title company to mail too. Has anyone ever tried to get leads from a title company? Do you have to be licensed?What's a proper way to ask the title company? An how much does it cost per lead?

@Rick H. when I titled it creative ways I was hoping a investor would tell me some ways they got their leads outside of hiring someone, that's why I asked about maybe reaching out to a attorney, my apology if the title was misleading. But as of right now I think hiring maybe my best option until I can pull them myself. Thank you again for your comment an taking time to answer my question.

While taking my first trip down to my county office to personally pull my own probate leads I never realized how hard it would be to do. Because of that I was wondering if anyone had any places they get their probate leads, such as any websites or contact a attorney? I have even heard of someone hiring a experienced person to go down an pull them. I just want to explore my options at this time to see what would be my next best step.
