Over the 4th of July weekend I had a idea of doing some fix and flips on my own. I did some research an came across asset based lending an reached out to a lender an he stated that your Fico score dosent play a role. So could I use this as a wholesaler?if so I had the following questions 

-What should I expect?

-what would be great terms and condition?

-are they In charge of the flip an bringing their own contruction crew?

-any recommendations? 

-any red flags to look out for?

@Ed Emmons it could be a 14 wide, however since I don't have employees or the knowledge to add my own labor to the job I'm going to estimate around 7 or 8 grand for me. Thank again for your help

Thank you guys for the feedback, there is a park about 30 minutes away. I'm not for certain how investor friendly they are. But they have 2 bedroom 1 bath for 250 dollars I'm not for certain what year they are but they need complete rehab. Since I would be bringing the park potential rent income my plan is to get the homes for free, rehab them than have the potential tenants go through the park. Do you have a estimate on a complete rehab of a 2 bedroom 1 bath single wide under 60 feet and 16 wide?

Over the past few years I've been wholesaling residential homes an will continue to do so, however I sold my first mobile home this year an would like to get more involved in mobile homes. I want to do some buy and holds for mobile homes an wanted to know is the rehab for residential the same as mobile homes? Because there are a few mobile home parks I would rehab the old mobile homes they have as rentals for me.

@Ryan Canfield it just depends on your budget, drive for dollars is a cheaper route and will give you somewhat of a exclusive list, definitely high equity, absentee owner 3 bed 2 bath 1500 square feet but it would be good to ask your buyers what they want.

@Ryan Canfield if I were you I would do some research on your city, take some advice from the individuals that have commented on this subject. One way I found a place that was gentrification ready is the weird comps of homes were you see new homes being built but surrounded by old homes

@Russell Brazil @Ryan Canfield @Chris Carollo @Dominick Adolfo thank you guys for your feedback, I'm in the Charlotte, North Carolina area. I've had my eyes on a few spots an noticed some urban areas that comps are starting rise. My plan is to start a mailing campaign to those neighborhoods.

since many cities are facing Gentrification I was wondering are there any signs a neighborhood or city is about to gentrify? What is the best time to invest in Gentrification post/mid/pre Gentrification? As a wholesaler can I take advantage of Gentrification?
