Post: Home Warranties - Worth it or nah?

I have so many examples to prove no-   Here is the latest- 2 weeks ago.

Tenant called about heater not working.  Got our guy to give estimate on repair. Said it is such an old unit, there is no way to fix properly. Git 2nd bid.  same answer. 

Owner then told us he had a warranty.  CAlled warranty. They did fix problem. I called repair company to find out how they did it.   Duct taped one part, jimmied another...   Got it working.  But alas. It broke again within 2 weeks.

Hmm another $75 to the Home warranty.  They dont want to replace... just keep fixing a unit from 1993.

Virtual showings are happening on vacant properties.   Alternatively, they could open te door for people and then close up after the people are done walking through.  no contact.   

Doesn't seem like they are adapting to the situation.

First, I wouldn't raise anything until the Covid19 situation is over. 

If your plan is to raise the rents 40%, you will lose quite a few tenants, or just have many that refuse to pay and then you have a bigger problem and lots more expense.  Are you sure the market is as high as you think? Depending on your state, it may be legal to raise it that much, but you will have to look into whether or not it is worth it. How long are the current leases? How long have the current tenants been there? Lots of research to do.

You ,ay want to consider hiring a property manager for this.  They can handle all the rents, repairs, make sure the rents are around market rate, etc.    What part of CAlif?  I am in South CAlif.and can help if you need it, (Rent or sell) or refer you to someone in whatever area you are in. 

You will need to update the tax authorities as to where to send the property tax bill. 

Is tenant on a lease or mo to mo?  Make sure to give 60 days+ notice if you want to sell by end of year,since he has been there over a year. 

Best of luck, but please hire someone who can handle it for you and make sure you are getting the price you want.

That was the best possible scenario for you- that they moved out on their own and now you can list the place for sale.  Pay them back the remaining portion of deposit and be happy they left quickly.  The stress is not completely gone.   Without them leaving, you would have had to follow what @NathanG stated.  Be happy. It is resolved.

I think they need to refund. try again and if not write a yelp review listing only facts like you did above.

That is great.  We had several tenants not being able to pay and each was absolutely trying to pay, but was laid off and unemployment has not come through yet.  We are also allowing payment plans and no late fees.   We are all in this one.  This is not an issue of crappy tenants scamming the system.  These were all excellent tenants and will get on their feet again once they can get back to work.  Happy to have more people staying at home to beat this virus right now.

Yes, several.  We are only showing vacant properties, adn applications are online. Nothing is done in person.

Your lease allows you to do repairs.  Just be up front and get it done with a minimization to his inconvenience. 

Yes. WE've changed up things a bit to minimize all contact.   Photo and video move out inspections.  Showings on vacant properties only with electronic lockboxes , so no contact needed. All applications online. WE are NOT showing any propeties with tenants in place. Things have decreased, but still moving
