How’s it going bigger pockets!

Question: We have a tenant moving in to one of our properties, he just recently signed the lease. We just found out we’re going to have to potentially renew the roof. The insurance company is wanting to come in and do all sorts of inspections. All of this is going to happen after he moves in. How do we tell him? What are his options? Can he deny? Can he back out the lease agreement?

Most importantly I want there to be mutual agreement and I want him to be happy, just looking for some guidance on the best way to go about this situation. Thank you!
