I know its been a while since you posted, but Winchester is a great area for tenants/ rentals.  The market is hot and most homes are rented out within 2-3 weeks for actual move in, not just signing. Lots of building going on even now, infrastructure, schools , parks , grocery, etc.  We are a local property management company and happy to help if you are still looking - to buy or rent out.

Woo hoo. I'm getting there.  Income from properties and small company so i don' t need to really work after next year. Others will do the work for me.  Took a while but so well worth it. 

we use 3 times the rent - gross income- as the qualification.

DId you have an agent?  They should have made sure you got an estoppel certificate and the tneant ledger showing payments.    The seller does need to disclose anything that pertains to the property, which I would say this is very relevant!

Unrelated to how much you want to spend, how much is the property worth to the open market.  IF you can't come close to that amount, the owner will sell to someone else.  

Alternatively, you could propose a lease-option- in this case you put down a non-refundable deposit, pay for any repairs yourself, and buy within the time frame you discuss.  In the meantime you continue to pay rent, and owner cannot sell to anyone else, allowing you the time to get some financing, etc.

We charge the tenants in the lease and send them the date stamped air filters.  When we check the house, the date stamped ones bettter be up to date...  Filter easy is one of the companies that does it.

i would not go in if the tenant has covid.  not worth the risk

That is one reason to state you are the property manager, and not the owner...  I am am business, not a bank.  I've never lent money to a tenant.   WE ahve had one, in a home for 17 years now, and they pay twice a month, because it is easier for them.  It is written in the contract and we both have agreed to it.
