If it is your own property, no license needed, but you do need to know the laws to keep yourself outof trouble.  :)

We go in once a year and test all the smoke detectors, check around the water heater, and make sure the air filters were changed by tenants.  We replace detectors if they no longer function. we use the spray cans to actually test the detectors.  pushing the reset button only confirms there is power to the detectors, not that the smoke sensor still works.

There should be something in the contract about repairs over  certain threshold.  if they replaced a functioning water heater, that could be a breach.  However, if the water pressure problem was due to the water heater, they would be within their rights to fix. 

Sometimes PM's are in a tough spot because some owners say not to all repairs, even though they really need them done... so its in the contract that PMs can do repairs they deem necessary

Can you turn it into an extra bedroom for one side of the duplx?  add heat, electric, etc.

It does vary by region.  Talk to several companies and ask about their policies on late rent, maintenance, eviciton, how quickly you get paid, cost to renew, cost of new tenant, add on fees for maintenance? etc.

Have an application ready for them if they want it.  Let them know to submit photo ID and Pay stubs with application. 

Know your requirements:  Do you allow pets? Do you required income at above a certain amount X the rent? What are your basic credit requirements  We have a sheet that we hand each person with this info and how to go online and apply if they are interested. How quickly they are able to move in.  If the answer is tomorrow.... Ask why?

Eviction record, Days it takes to rent, Pricing, who pays what for maintenance, late fees, pet rent?  how do you haven evictions? how quickly do you pay owners?   How often do you show properties? Are you avialable on weekends to show property? how do you handle emergencies? repairs, tenant issues,

SO True.  Grey is totally in! and also white cabinets.  My cabinet guy said 90% of what he is putting in these days is white.  Anyhoo, on the rental, make sure it is clean, all lights working, clean air filters, everything working.

You can't say as-is and not have a working furnace...

Yep, Keep showing the property until a lease is signed and deposit received. 

Call the first guy back and let them know (when you have another qualified applicant) that they have XX hours to signed hte lease and submit deposit or you will move on to the next person.
