The lease is a contract that tenant is bound to , just as you are.  He owes the rent, keep the deposit.

Yes, A seller needs to disclose all matters material to the home. IF you can prove that prior repairs have been done, you may have a case in small claims court.  The proof is on your to find.  Did you use an agent?  Ask the home inspector what he/she thinks.   Take photos.  then go to seller and sellers agent to see if they will pay for the repair, if not, your last resort is court.

For the future:   When they give notice and you allow a month to month, give them notice of a rent increase if they dont' move out by the date they stated.. This way you can either be sure they are out, or you get extra rent.

Interviewing is a good way to find out if a company is a right fit for you.  Diff companies do things differently.

WE are full service, and don't want the tenants having any info on the owners- therefore we don't allow owners into annual interior inspections.   When the property is vacant, they are welcome absolutely. 

WE charge a lot for placing new tenants, because it is the most important and the most time consuming aspect. Although most advertising is free, the MLS is not (pay another agent) we still need to field all the calls, answer all the questions, set up the showing times, do the showings, screen the applicants, negotiate move in dates, do move in inspection, move in meeting, etc. We can also keep our monthly pricing lower, when charging for the most laborous area.

It is less stringent, since they are giving a non-refundable deposit and then paying rent on top of that.

We have a clause which states that if they miss a rent payment, the lease option part is no longer valid, so they definitely have an incentive to pay.

Sure, so many people try to move during the spring summer months especially in areas with lots of families with school-age children.  Also Thanksgiving. Xmas are tough because there are other priorities for people/  We will definitely try to NOT end a lease during Nov/ Dec

Ugh, Im sure it was i your purcahse contract to have him transfer those to you.  Time to go to court if he doesn't do it.  Not the tenants fault, they paid.  This is between you and seller.  Seller needs to provide.

That information is usually provided after you have an accepted contract on terms and price and timeline.  After that, you do your due diligence on the property itself- inspection, review of financials, etc.

Once you get lawyer involved, refer tenant to lawyer and dont have any more contact.  You can only mess things up at this point. Let the professional handle.

depends what type of business.  I work from home as real estate, but no clients ever come here. No problem for this type. 

Another clients rents a home and does scrapbooking getaways at the rental house.  Owner  has extra insurance for this and it is written into the lease that this is alllowed and extra insruance is paid by tenant.   If all is disclosed, it could work out.
