Empty Garage in Los Angeles

Dear Bigger Pockets community, 

I have an empty garage space on a rental property that is about 200 square feet. I already inquired about trying to convert it to ADU but it does not qualify because its on a duplex and not a single family home. Now I'm stuck with an empty garage. Wondering if any of you had any ideas on how I can use it?
