tenants running business from rental
Just wondering what the consensus is on tenants who run a business from my rental. I think they should pay some percentage of rent since they are using a residence as a commercial entity. what do you think or have you had experience with this? Obviously they get tax benefits etc.

To me, it really depends on the business. If it is something that will cause foot traffic or additional wear on the property, that is an easy no. If it is some kind of online thing they run from a bedroom, I probably wouldn't sweat it provided they let me know in advance and there is no law or HOA provisions against this and they have the appropriate insurance and licenses. If they did all of this without any prior clearance from me, I would send a cure or quit notice.
